The assessment covered building fabric, services and overall asset performance, identifying existing defects and maintenance liabilities. A 10-year lifecycle costing forecast outlined anticipated replacement cycles and long-term expenditure requirements.

RBC surveyed the hotel’s public areas, inspecting and photographing finishes, services and structural elements. The findings provided an independent baseline of condition before refurbishment, supporting reinstatement obligations and future maintenance planning.

RBC documented the condition of Phase 1 areas before fit-out works, covering 184 guest rooms and corridors across Levels 1 to 6. Structured reporting and photographic records of retained elements supported risk management and potential damage resolution during construction.

RBC surveyed 17 high-end Royal Residence villas to support a planned refurbishment programme. The assessment reviewed the condition, performance, compliance and remaining service life of HVAC, electrical, plumbing and associated plant. Lifecycle analysis identified replacement timelines, deferred maintenance and future capital expenditure, informing renovation design, budgeting and programme planning.

RBC investigated elevated humidity affecting internal areas of the development. Visual inspection and environmental measurements assessed potential moisture ingress, air leakage and HVAC-related issues. Targeted recommendations addressed condensation risks and improvements to indoor environmental conditions.

RBC acted as Lead Consultant to investigate persistent odour issues in common areas. The non-intrusive study assessed HVAC, drainage and ancillary systems through environmental measurements, airflow and pressure analysis, and inspection of potential moisture and leakage sources. Findings identified root causes and recommended corrective actions.
